Business finance with 12–24 months of trading history

Trading for 18 months does not produce a universal yes or no. It means there is less historic evidence and potentially fewer suitable routes. Start with the funding purpose and the evidence the business can actually show.

01

What the short history leaves uncertain

One profitable period may not show a full seasonal cycle, sustainable customer demand or performance after initial setup costs. Explain when trading began, which periods the accounts cover and whether any predecessor business is relevant. Do not present a company incorporation date as proof of trading history.

02

Build evidence beyond the first filed accounts

Prepare current management accounts, business bank statements, debtor and creditor reports, tax liabilities and existing debt. Tie forecasts to actual orders, signed contracts and collection experience. An unsigned pipeline is not the same as contracted revenue.

  • Explain owner experience without implying it replaces business affordability.
  • Separate setup costs and owner injections from recurring trading results.
  • Show the quieter month, not only a recent strong one.
  • Record the cash contribution and its source, alongside a working-capital buffer.
03

Let the purpose narrow the funding route

For a vehicle or machine, the asset and supplier evidence matter. For invoice finance, the debtors, eligibility and collection record matter. For premises, the property and sustainable cash available for debt service matter. A generic unsecured loan is not the only possible structure, and none of these routes is guaranteed just because security is available.

04

A personal loan for business use remains personal

Some startup funding is legally a loan to the owner for a business purpose. That is different from a loan to a limited company. Check the borrower, permitted use, current eligibility and personal repayment obligation. Do not assume the business failing would remove a personal debt or a guarantee.

05

Test the smallest useful commitment

Compare the essential purchase with a staged investment, smaller initial order or delayed expansion. If the finance only works with uninterrupted rapid growth, challenge the timing. Reducing the amount can lower risk, but borrowing too little to complete the job can also create a second funding gap.

06

If you also want a personal mortgage

Company cash, salary, dividends, retained profits and self-employed income are not interchangeable. Keep personal mortgage preparation distinct from the business application and disclose relevant debts or guarantees to the adviser. The evidence a commercial lender wants may differ from what a home-mortgage lender accepts.
