Bridging loan calculator
The gross loan is not necessarily the cash you can spend. Model the advance, interest structure and repayment at exit before relying on a bridge to complete a transaction.

How this calculator works
The arrangement fee is deducted from the entered gross loan in all three models. Other costs are paid separately. An exit fee is calculated on the original gross loan, not on GDV or the final balance.
Retained: simple interest on the gross loan for the whole term is deducted upfront. The original gross loan is repaid at exit. Serviced: the same simple interest is paid monthly; the original loan is repaid at exit.
Rolled-up: interest compounds monthly on the gross balance. It is added to the exit debt rather than deducted from the advance. Some lenders use different rolled-interest methods, so match the illustration to the actual offer.
The delay figure adds three months of interest at the same assumed rate. It is not permission to extend and excludes extension fees, default charges and any change in pricing. Early-repayment rebates for unused retained interest are not assumed.
A worked example
On a £280,000 gross bridge at 0.8% a month for 12 months, retained interest is £26,880. A 2% arrangement fee is £5,600, leaving £247,520 before separately paid costs. The £280,000 capital is still due at exit.
What the result cannot tell you
This is a first-charge, single-security illustration. It does not size a regulated mortgage, assess affordability, check an exit strategy or account for prior charges. Residential occupation and the borrower structure can affect regulation. If the sale or refinance fails, the security can be repossessed. A high net advance says nothing about whether the exit is credible.
Results are rounded for display; calculations use unrounded figures. A lender’s payment calendar, daily interest and rounding can produce different figures.
